Cap rate(annual rent / property value) is the investor's first-year yield. In Denmark cap rates typically sit at 4.75–6.25 % for prime logistics and grocery, 5.25–6.50 % for office, and 6.00–7.50 % for senior housing. See current ranges per asset class.
WACC (discount rate) is your own cost of capital. Typically 4–8 % for mid-market companies with moderate leverage. NPV of the rent stream tells you the present value of your rent obligation — what you effectively owe the new owner over the lease term.
