Data centers in Denmark – hyperscale and colocation sites

We engage with international data center operators seeking sites in Denmark and the Nordics. Hyperscale mandates require 50,000 sqm+ with 70 MW – 1 GW power access and district heating integration potential.

Hyperscale data center criteria

Operator requirements: land from 50,000 sqm (5 hectares) up to 100+ hectares. Power capacity 70 MW to 1 GW, daily cooling-water access (closed-loop from ~150,000 litres), industrial zoning, potential district heating integration and preferably flat, dry terrain. Freehold ownership preferred, long-term leases (min. 25 years + extensions) considered. Fast grid connection after transaction is a clear advantage.

Smaller colocation operator

We also work with a smaller operator seeking 3-10 MW facilities (2,000-8,000 sqm). Open to both new development and conversion of existing buildings – typically multi-tenant colocation setups. Power capacity and hyperscale activity are unevenly distributed. West Denmark has strongest grid capacity for hyperscale; Greater Copenhagen dominates colocation.

Energinet grid connection is the critical hyperscale bottleneck — typically 5-10 years for large projects, and Energinet has temporarily paused new large connections (2026).

Existing grid agreements trade at significant premium. Olrik facilitates institutional capital into sites with secured grid capacity — typically 3-9 month process from first dialogue to LOI.

Discretion, experience and trusted relationships

A large data center in Denmark can create 100-200 direct jobs plus 1-2 indirect jobs per direct role. Waste heat from water-based cooling (ca. 30°C at 150 MW) can be fed into local district heating networks.
